Our vision for a vibrant sustainable community

We are bringing forward plans for Weelsby Park, a new neighbourhood of up to 1,500 homes to the west of Humberston Road.

The site offers a natural extension to the existing Cleethorpes urban area, allowing growth in a sustainable way. It offers space for much needed new homes, publicly accessible green spaces, new routes for walking and cycling and connections to Weelsby Woods, as well as new community facilities for the benefit of new and existing residents alike.

Delivering high-quality new homes, 
green space and community benefits

  • Up to 1,500 high-quality new homes – A mix of properties for first-time buyers, families and those looking to downsize.
  • Affordable housing – A proportion of the new homes will be designated as affordable, offering a mix of affordable rent, shared ownership and First Homes.
  • Biodiversity net gain – Not only will the plans deliver a biodiversity net gain by creating vibrant green spaces but they will also provide a dedicated nature reserve.
  • New local centre – A vibrant central focus of the new community, providing shops and services for both new and existing residents.
  • Sustainable transport – A network of new walking and cycling routes will connect residents to schools, shops and Weelsby Woods.
  • Green space – New publicly accessible green open space will be created across the site, including new woodland, parks, allotments for growing food, children’s play areas and space for sports and recreation.
  • Community facilities – Play areas, growing spaces and contributions to local infrastructure including highways, education and health.

The site

Site location

The site sits just off Humberston Road and is well connected. It’s an area that North East Lincolnshire Council has identified as a suitable location for future homes and has been included in the emerging 
Local Plan.

We’re designing the site to make the most of the site’s natural features – including its hedgerows, trees and nearby Weelsby Woods. New paths will help connect the neighbourhood to its surroundings, and care is being taken to make sure the layout blends in with the countryside and enables access to green space for more people.

Design

In keeping with the area

The site is being carefully planned to fit in with its surroundings, creating a place that feels connected to the town, while keeping the countryside close by.

We are intending to adopt modern urban design principles of ‘place making’ with the objective of creating a good quality development.

The homes will suit a range of needs, from first-time buyers and families to those looking to downsize.

Green open spaces

A space for the whole community to enjoy

Areas of connected open space are at the heart of the plans. These new areas will be a space for the whole community to enjoy, with room for walking, play, nature and informal get-togethers. The plans will also include a brand-new nature reserve to protect and help our wildlife to flourish.

In addition, a creation of a green corridor from Hewitts Avenue to Weelsby Woods delivers on the Council’s Local Plan aspirations and ensures accessibility to green open spaces for all.

These proposals are about more than building houses – it’s about creating a new and prosperous community where people can live well, stay active and feel connected to both town and countryside.

How will the project move forward?

We are in the early stages of bringing forward our plans and are working with North East Lincolnshire Council to deliver the following timeline of activities over the coming months and years.

February 2026

Consultation with the community commences.

Spring 2026

Anticipated submission of a proposed masterplan for consideration by North East Lincolnshire Council.

Autumn 2026

Anticipated determination of the masterplan by North East Lincolnshire Council’s elected members.

Winter 2026/2027

Anticipated submission of an outline planning application for consideration by North East Lincolnshire Council.

Spring 2027

Anticipated determination of the outline application by North East Lincolnshire Council’s elected members.

Summer 2027

Submission of reserved matters planning applications for consideration by North East Lincolnshire Council.

Winter 2027

Anticipated determination of the first reserved matters planning applications.

2030 onwards

Expected commencement of the delivery of new homes and facilities.
